Sapphire Homes is a locally owned and family-operated homebuilder specializing in thoughtfully designed new construction communities throughout the greater Seattle and Eastside markets. For over 14 years, we have been actively involved in land acquisition, development, and residential construction across King and Snohomish Counties.

Our approach is comprehensive, we identify and purchase land, develop it into well-planned communities, and build a range of homes including single-family residences, cottages, and townhomes. Each home is designed early in the process by our team, allowing us to deliver efficient, high-quality construction while maintaining a consistent level of craftsmanship across every project.

While our homes are not custom builds, buyers who purchase during the presale phase may have the opportunity to personalize select interior finishes such as flooring, tile, accent walls, closets, paint colors and other design or organization details. This process allows homeowners to add a personal touch while benefitting from the speed, value, and reliability of a professionally designed spec home.

Meet the Builder

Troy Schmeil

Troy Schmeil

Troy Schmeil brings over 20 years of experience in land acquisition, permitting, lot development, and new home construction throughout King and Snohomish Counties in Washington State. Since the incorporation of Callidus Development in 2004, Troy has developed more than 350 lots and built over 275 spec homes, working both independently and with partners under the Callidus Development and Sapphire Homes brands.

In 2013, the new home construction division was spun out into its own company for branding and marketing purposes, forming Sapphire Homes, Inc.

Troy has served in leadership roles within the industry, including past board member positions with the Master Builders Association of King and Snohomish Counties and the Building Industry Association of Washington, as well as past chair of the Residential Builders Council. He has also worked closely with various city jurisdictions to help improve and streamline permitting processes.

Angela Schmeil

Angela Schmeil

Angela Schmeil brings over 22 years of project management experience from Microsoft Corporation, where she led large-scale software deployment and development initiatives on a global level. In 2004, she earned her Project Management Professional (PMP)® certification, which she continues to maintain through the required three-year renewal cycle.

In 2013, Angela transitioned from Microsoft to focus her expertise on Sapphire Homes, applying her strengths in project management, process optimization, systems management, and scheduling to support the company’s operations and growth.

Habitat for Humanity

As a builder, you do your best to use your resources wisely but at times “extras” begin to accumulate. Habitat for Humanity in Bellevue is an organization where we donate our “extras” for use in someone else’s dream house. Over the years we have donated brand new sinks, oven hoods, light fixtures, plumbing fixtures, door and cabinet hardware just to name a few.

The Washington Home Builders Foundation was founded by the Building Industry Association of Washington (BIAW) to open doors to construction careers by providing hands-on training, industry-recognized credentials, and direct connections to employers.

KidVantage

KidVantage provides essential care goods for children from newborns to age 12 and expecting mothers. Sapphire Homes is a sponsor of their annual Thrive Luncheon helping to raise money for these tangible goods. Angela is also on their Board of Directors from 2026-2028.

  • Troy currently serves on the Master Builders Association of King and Snohomish County Board of Directors. He has previously served from 2010-2013 and 2023-2024.
  • 2024 Builder of the Year for the Master Builders Association of King and Snohomish County.
  • We are an active member of an NAHB Builder 20 Group that meets twice a year with builders from across the country to share best practices and learn from one another.
  • Troy served on the Master Builders Association of King and Snohomish County Finance Committee from 2010-2015.
  • Troy served on the Building Industry Association of Washington Board of Directors from 2010-2014.
  • Troy served as Chairman of the Residential Builders Council of King County from 2011-2012. He has been an active member in both King County and Snohomish County Builders Councils for over 10 years.

Customer Care

"We stand behind our “Quality Homes, Built to Last” philosophy and are committed to supporting homeowners before, during, and after move-in.

Prior to move-in day, we provide a Homeowner Orientation with one of our on-site supervisors. During this walkthrough, we review the home together and test plumbing fixtures, lighting, cabinet doors, and major mechanical systems to ensure everything is operating properly and answer any questions you may have.

On move-in day, each homeowner receives a comprehensive Homeowner’s Guide containing important information about the home, including warranty documentation, vendor and subcontractor contacts, finish selections, appliance manuals, and mechanical system information. It also includes helpful home maintenance guidelines. Many of our homeowners have shared that this level of documentation is something they have not experienced with other builders.
